Can you use a storage unit as a workshop?

Last updated October 2026

Usually not in a standard unit. Most leases say the unit is for storage only, and many cities don’t zone storage facilities for work. A few facilities rent units built for it, often called flex or workshop units.

Storage operators are blunt about this. Storelocal answers the question with “the answer is usually no,” and explains that “cities don’t zone storage facilities for this sort of commercial use.” 10 Federal Storage says you “cannot legally use a traditional self storage unit as a workshop,” and names welding, sanding, painting, and woodworking as examples.

The lease usually settles it. One Florida operator’s agreement says the unit “shall be used and occupied only for the storing of personal property.” Even where outlets exist, Extra Space says treating the unit as a workspace “goes against your rental agreement.”

There are exceptions. 10 Federal Storage notes that some mixed-use facilities allow “light business activity or workshop-style setups.” On this site, 349 facilities confirm outlets inside units, and 10 list 220 or 240 volt power. Those are the places to ask.

If you want a workshop, ask the facility:

  • Do you rent units meant for work, not just storage?
  • What work is allowed: assembly, light repairs, woodworking?
  • How many amps does the outlet carry, and can I use tools while I’m there?
  • Are there rules on noise, dust, or hours?

Get the answers in the lease. A unit rented as storage and used as a shop can be ended for breaking the lease.

Will your gear run on a storage unit outlet?

Things to plug in

Nothing picked yet.

A rough guide only, not electrical advice. The facility's rules and its electrician decide what you can plug in. Each figure is the rating of one common model, and yours may differ, so check the label on your own gear. Ask the facility what the outlet's circuit is rated for and what you may run.
